I'm sure as a homeowner you've asked yourself that question many times. You've even done some research into it. You've looked at the real estate transactions in the newspaper, talked with your neighbors and friends, and even tried to figure out if there is some sort of correlation between your home's value and the tax bill you get (there isn't).

Too many agents out their seem to think that all they hasve to do is put your home in the Multiple Listing Service and WHAM...it'll sell. And for that they expect to collect a commission. Selling a home is a lot more then just putting into the MLS and then going off to do something else. It's a lot of work to market someone's home properly. You've always got to be on the lookout for that prospective buyer. That someone who may not be looking for your home at that exact moment, but needs to have your home brought to their attention. Too many agents out there rely on the buyer to search out for your home. That's not what I do. I rely on my marketing skills and knowledge of the market.

The Worker, Homeownership, and Business Assistance Act of 2009 has extended the first-time homebuyer tax credit and has also established a tax credit for qualified move-up/repeat homeowners that are purchasing a principal residence.

First-Time Homebuyer Credit Key Points

A first-time homebuyer is someone who has not owned a principal residence during the three years prior to the purchase.
Up to $8,000 tax credit.*
Available on homes purchased between January 1, 2009 through April 30, 2010.
(Contract must be ratified by 4/30/2010 and settlement must occur on or before 06/30/2010)
Tax credit does not have to be repaid unless the home is sold or ceases to be used as the buyer's principal residence within three years after the initial purchase.

Move-Up/Repeat Homebuyer Credit Key Points

Looking For A Bargain?

Are you looking for a bargain in a home? Who isn't? Did you know that HUD owned homes can be just that bargain that you are looking for? Finding that HUD owned home isn't that hard. Getting the offer through and the proper paperwork completed and submitted on time AND CORRECTLY is.

Once you find that HUD owned home, don't rely on someone who doesn't know how to correctly complete and submit the paperwork. I can't keep track of all of the HUD owned homes that have had accepted offers on them by one purchaser, have the property removed from the market, just to have their agent incorrectly complete the paperwork and/or miss the due dates or submittal and then have someone else get the home. Don't list your home with me because I'm not some hot-shot, slick salesperson that gets you to sign a listing agreement and then disappears. Don't list your home with me because I'm not some agent that believes that they are God's gift to the industry but are not recognized for that because the normal consumer is to stupid to realize that. Or that all of the other agents in the industry are in the way and prevent everyone from seeing the obvious fact of how great they are. No, don't list your home with me because I won't intimidate you into it. Don't list your home with me because I won't make you promises...I will give you results.

Do list you home with me because I am a professional. Do list your home with me because I do this as my business and don't have a spouse to provide a paycheck while they play at this. This is my livelihood that pays my bills and puts food on the table. Do list your home with me because I know the market. I don't sit back and wait for a customer to call in order to search and figure out what is going on in the market. I'm always on top of what is going on in the housing market. I don't wait for the analysts to tell me...by then it's too late. The analysts work on the data from the past, I work with what is going on right now.

Need a Real Estate Professional? Forget About The "Legends"

Whether you are buying a new home or selling your current home, you need to have a real estate professional that knows the market. Forget about the "legends" that are only looking to get you to sign a listing agreement so that they can put their sign on your property. After that, you'll probably never hear from them. They don't care, they work the numbers game...if they get enough listings some of them will sell and then they'll make money. If yours doesn't sell. so what. They have others that will. The "legends" are those that would have you believe that they are the ONLY ones that actually know what is going on in the market. That all other agents are just in their way. That the whole purpose of your home's listing is for them to look good. Don't waste your time with them. They only know what is going on in the market for that one specific moment when they are trying to talk you into signing a listing agreement with them.
Do they sell homes? Sure. They have to in order to make any money. But they play the odds. As I stated here before...given a large enough number of listings, some of them have to sell. You want to play the odds? Do you want to risk being one of their listings that didn't sell? Or do you want to hire a professional that if affiliated with a brokerage company that had a shorter selling time then the county averages? Your choice. And one last point...don't use any questions that they provide to you for questioning other agents. The questions they will give you will be skewed EXCLUSIVELY towards them (i.e. "Ask the other agent if they have X years, X months, and X days experience in real estate." or "Does the other agent have the exact same designations as I do?").

No, you need a professional that has run his own business and understands why customer satisfaction is key to any business's on-going success. You need a professional that treats the marketing of your home as an intregal part of his business, not just part of his job. You need a professional that is in business to STAY in business and not just BE in business. You need someone who won't put their best interest ahead of YOURS.
