What do you want to know?

I think that one of the worse items to be included on any real estate agents web site is the "Send Me More Information" button.  This button is the most misused button on any of an agents' web site.  I have received numerous e-mails from my web site visitors requesting more information about a property.

The problem is that I don't know what additional information they are asking for.  They rarely include any explanation of the information they want.  And in many cases they just write "Please send me whatever information you have."  Hmmm.  What does this mean?  What do these people think they will be getting?  It would be tremendously helpful if they added a short note to their request detailing what they would like to get more information about. 

With that said let me list those things that I will not provide when asked for more information about a property:

a.  If I AM the listing agent for a property, I will not give you the seller's motivation for selling the property (i.e. is the seller on the verge of being foreclosed, what is the minimum price they would be willing to take, etc.).  If I am NOT the listing agent, I don't have this information nor am I going to bother asking the listing agent for it (which they wouldn't provide, anyway).
b.  If I AM the listing agent for a property, I will not give you any information indicating if there are any offers on the property, their status, nor the amount of the offer.

There is additional information that I will provide for you if you missed it in the listing detail or if it was omitted from there:

a.  Details about the property lot, wherever I can.
b.  Tax information when available.
c.  Market price analysis (I will provide supporting information regarding the asking price of a property, if it is over-priced, under-priced, or priced at market).  However, I never provide this information via e-mail or phone and will require you to meet me at my office.

Some listing details may not give as much information as you need about certain features of the property such as, the basement may be listed as a full, unfinished basement but you want to know if the foundation is block or poured concrete.  I can find that out for you.  The size of the lot that the house is sitting on may be given in the listing details, but nothing is mentioned if the lot is sloping or level; I can find that out for you.

So, when you're requesting more information make sure that you specify what information you are seeking.  It helps real estate agents to focus in on what you are looking for instead of repeating everything that can be found in the property's listing detail.
