What is your home worth?

I'm sure as a homeowner you've asked yourself that question many times. You've even done some research into it. You've looked at the real estate transactions in the newspaper, talked with your neighbors and friends, and even tried to figure out if there is some sort of correlation between your home's value and the tax bill you get (there isn't).

Maybe you're trying to determine if this is the right time to sell your home. Is it worth enough to cover all of the costs in selling it? Will there be enough left over to put a substantial downpayment on your next home? There are definitely costs associated with selling your home...and a professional REALTOR's fees are NOT the lion's share. But before you can make an informed decision you want to make sure that you get the most accurate data possible. Can't Sell Your Home? The Fault May Not Lie With You.

Too many agents out their seem to think that all they hasve to do is put your home in the Multiple Listing Service and WHAM...it'll sell. And for that they expect to collect a commission. Selling a home is a lot more then just putting into the MLS and then going off to do something else. It's a lot of work to market someone's home properly. You've always got to be on the lookout for that prospective buyer. That someone who may not be looking for your home at that exact moment, but needs to have your home brought to their attention. Too many agents out there rely on the buyer to search out for your home. That's not what I do. I rely on my marketing skills and knowledge of the market.

The Worker, Homeownership, and Business Assistance Act of 2009 has extended the first-time homebuyer tax credit and has also established a tax credit for qualified move-up/repeat homeowners that are purchasing a principal residence.

First-Time Homebuyer Credit Key Points

  • A first-time homebuyer is someone who has not owned a principal residence during the three years prior to the purchase.
  • Up to $8,000 tax credit.*
  • Available on homes purchased between January 1, 2009 through April 30, 2010.
    (Contract must be ratified by 4/30/2010 and settlement must occur on or before 06/30/2010)
  • Tax credit does not have to be repaid unless the home is sold or ceases to be used as the buyer's principal residence within three years after the initial purchase.

Move-Up/Repeat Homebuyer Credit Key Points

  • A move-up/repeat homebuyer must have owned and lived in their previous home for five consecutive years out of the last eight years.
  • Up to $6,500 tax credit.*
  • Available on homes purchased between November 6, 2009 through April 30, 2010.

Looking For A Bargain?

Are you looking for a bargain in a home? Who isn't? Did you know that HUD owned homes can be just that bargain that you are looking for? Finding that HUD owned home isn't that hard. Getting the offer through and the proper paperwork completed and submitted on time AND CORRECTLY is.

Once you find that HUD owned home, don't rely on someone who doesn't know how to correctly complete and submit the paperwork. I can't keep track of all of the HUD owned homes that have had accepted offers on them by one purchaser, have the property removed from the market, just to have their agent incorrectly complete the paperwork and/or miss the due dates or submittal and then have someone else get the home. Do you know what happens in those cases where the agent misses the dates or completes the paperwork incorrectly? The home goes back on the market and you have to start all over again. You have to recompete with everyone again and maybe additional buyers. You may be beat out the second time. Why risk it? Why not rely on the HUD Expert. Don't List Your Home With Me.

Don't list your home with me because I am not a "legend" in the industry.  Don't list your home with me because I'm not some hot-shot, slick salesperson that gets you to sign a listing agreement and then disappears.  Don't list your home with me because I'm not some agent that believes that they are God's gift to the industry but are not recognized for that because the normal consumer is to stupid to realize that.  Or that all of the other agents in the industry are in the way and prevent everyone from seeing the obvious fact of how great they are.  No, don't list your home with me because I won't intimidate you into it.  Don't list your home with me because I won't make you promises...I will give you results.

Do list you home with me because I am a professional.  Do list your home with me because I do this as my business and don't have a spouse to provide a paycheck while they play at this.  This is my livelihood that pays my bills and puts food on the table.  Do list your home with me because I know the market.  I don't sit back and wait for a customer to call in order to search and figure out what is going on in the market.  I'm always on top of what is going on in the housing market.  I don't wait for the analysts to tell me...by then it's too late.  The analysts work on the data from the past, I work with what is going on right now.

Do list your home with me because I know how to market on the internet.  I've been doing it since 1995.  To other agents this is somethign novel.  To me, it's my bread and butter.  So, if you are interested in learning more or want to know what I can do to sell your home faster and better, give me a call.
